Commercial electrical design in the US is governed primarily by the National Electrical Code (NEC) for wiring, equipment and load calculations, supplemented by ASHRAE 90.1 and IECC for lighting power density and controls, and NFPA 72 for fire alarm systems. Many jurisdictions also adopt local amendments — we design to the locally adopted code edition and amendments for every project.
Commercial building electrical load calculations follow NEC Article 220 — calculating general lighting loads at the code-specified unit load per square foot (NEC Table 220.12), receptacle loads, motor and equipment loads and the demand factors for each. We size the main service, distribution switchboards, sub-panels and feeders based on the calculated demand load, ensuring adequate capacity for tenant fit-outs and future growth.
Commercial EV charging design starts with determining the number and level of EVSE stations (Level 2 at 7–19 kW or DC fast charge at 50–350 kW), then calculating the total load and designing an Electric Vehicle Energy Management System (EVEMS) per NEC 625.42 to allow smart load sharing across all chargers without upsizing the main service. We coordinate conduit stub-outs during core-and-shell construction so tenant-side EV charging can be activated without major rework.
LEED (Leadership in Energy and Environmental Design) draws heavily on the electrical scope: Energy & Atmosphere (EA) credits reward reduced lighting power density and advanced lighting controls; Indoor Environmental Quality (EQ) credits require interior lighting quality documentation; and Sustainable Sites credits address light pollution reduction in the exterior lighting design. We prepare the electrical and lighting portions of the LEED credit documentation aligned to the BD+C or ID+C rating system appropriate to the project type.

We produce tenant-specific electrical packages that work within the base building infrastructure constraints — sizing tenant panels from the landlord sub-panel, verifying available capacity, and coordinating all penetrations through fire-rated walls for fire-stop compliance.

Commercial buildings — especially mixed-use developments and corporate campuses — have complex above-ceiling coordination between structure, the electrical cable trays and conduit racks, and the other building trades. We build fully coordinated Revit electrical models and run Navisworks clash detection before the ceiling is closed, eliminating the change orders that come from field-discovered conflicts on occupied buildings or tight construction schedules.
