MEP engineering for commercial & mixed-use.
Buildings with many tenants and many uses: metering, shared systems and tenant tie-ins that have to be coordinated once and then repeated.

In shortMixed-use and commercial packages cover house and tenant panels with metering, lighting and egress, shared and tenant HVAC loads, riser diagrams and tenant tie-ins, with a Revit model that coordinates the shared systems once.

Scope, by discipline.
Typical items on commercial & mixed-use projects. Exact scope is agreed before we start.

- Exhaust for gyms, salons and service uses
- Ventilation to code
- Equipment schedules
Plumbing
- Riser diagrams
- Grease and oil interceptors where required
- Tenant tie-ins
- Gas piping sizing
Engineering

In the USA and Canada, mechanical and plumbing include the calculations. In the other regions they come as design assist, drafting and modeling. Electrical calculations are included everywhere.
Questions about mixed-use buildings.
What electrical codes apply to commercial buildings in the US?
The NEC for wiring, equipment and load calculations, ASHRAE 90.1 and the IECC for lighting power and controls, and NFPA 72 for fire alarm, plus the local amendments. We design to the edition and amendments your jurisdiction has adopted.
How do you calculate the electrical load for a commercial building?
Following NEC Article 220: general lighting at the unit load for each occupancy, receptacles, motors and equipment, and the demand factors for each, sizing the main service, switchboards and feeders with capacity for tenants and growth.
How do you design EV charging for a commercial building or parking structure?
We size the chargers and the load, design energy management so several chargers share capacity without upsizing the service (NEC 625.42), and coordinate conduit stub-outs during core-and-shell work so tenant charging can be activated later.
Can you handle MEP for a multi-tenant fit-out?
Yes. We work out sub-metering, tenant panel sizing from the landlord's sub-panel and penetrations through rated walls, and produce a tenant package that fits the base-building constraints.
Do you provide BIM coordination for commercial projects?
Yes. We build coordinated Revit MEP models and run Navisworks clash detection before ceilings close, which avoids the change orders that come from conflicts found on site.
Which MEP services do you offer for mixed-use buildings?
For mixed-use buildings we provide electrical, mechanical and plumbing design assist, plus MEP drafting and Revit modeling. Typical scope includes house and tenant panels, metering, shared and tenant HVAC load calculations and riser diagrams. The exact scope is agreed before we start.
Where do you provide MEP drafting and modeling for mixed-use buildings?
In every region we serve: the US and Canada, Australia and New Zealand, the United Kingdom, Ireland, the Netherlands, Finland and the Middle East. In the US and Canada we also prepare the mechanical and plumbing calculations; elsewhere mechanical and plumbing come as design assist, drafting and modeling. See regions.
